The property is located in the Northern Rivers Region, south east of the Kyogle township, approximately 6km from the town centre. The property is only 2hrs 30 minutes from Brisbane and 1hr and 30 minutes from Gold Coast Airport and just over 1 hour to the north coast beaches.


The total area is 166.69 Ha or 416.84 acres. However there is an additional adjoining road reserve of approximately 20 acres and considering the gentle rolling hills the actual area is closer to 500 acres.

Local climate

The climate in Kyogle is warm and temperate. Kyogle has a significant amount of rainfall during the year. This is true even for the driest month. The average temperature in Kyogle is 19.4 °C. Rainfall in the Kyogle area averages 1159 mm per year with the driest month being September and the wettest being February.

The current owner has kept detailed rainfall records which are available to interested parties, however in summary in the past ten years the driest year was 2016 with 994mm of rainfall and the wettest year being 2008 where there was 1870 mm of rainfall.

Soil and Pastures

The property has a combination of gentle rolling hills to flats. The soil types are mainly a basalt loam which has been subjected to an extensive improvement and fertilising program.

Records are available spanning back 22 years for all pasture improvement programs, fertilising programs and soil test results. Pasture improvement practices have included the planting of Seteria, Rhodes grass, kikuyu, paspalum and varieties of legumes including Maku Lotus.

Managers Home

Carrying Capacity

At present the current owner is conducting a 'backgrounding' cattle operation whereby he grows weaner steers out to 600kg for consignment direct to abattoirs.

The estimated carrying capacity for the property is up to 300 steers. Previously a breeder program was conducted whereby approximately 160 breeders where comfortably carried on the property.

The owner has also kept extensive records on the productivity of the cattle grown on the property. Records indicate that on average a .45kg weight gain per day can be expected from cattle grazing on this property.

Cattle Yards

There are three sets of cattle yards. The main yards are located in a central position between the two homesteads. These yards are steel yards containing a crowdpen, vet crush, scales and a steel loading ramp. The second set of yards are located in the middle of the property and also contain a crush. The yard location allows cattle management to occur more efficiently over the property. The final set of yards are adjacent to the Webbs Road access. These yards contain a fully functional cattle dip.


A three bay workshop and machinery shed is located near the Managers home. The shed has power and contains the controls for the electric fencing. Two further machinery/storage sheds are located nearby which has previously been used for hay storage and implement storage.


Fencing throughout the property is in very good order. The property has been divided up into 37 paddocks with the majority of fencing being rebuilt in recent years whilst the older fence lines remain in good to excellent condition. There are three laneways which facilitate safe and efficient stock movement as well as providing easy vehicular access over the property.

Water Security

There is excellent water availability on this property. There is a large spring fed dam which has a 20 acre irrigation licence. A 8.5hp electric pump, pumps to 10 hydrants where a travelling irrigator can be attached.

There are a total of three bores, one having an electric motor attached with the second having a petrol motor/pump and the third having a fully functional windmill which all pump to header tanks, which are then utilised to gravity feed to numerous troughs all over the property.

Additionally there are three large dams and three smaller dams (turkey nests) which can also be accessed for stock water.
