25094 Bass Highway,
Brittons Swamp, TAS
Brittons Swamp Grazing Block PlusThis is arguably the best run-off block of this size in the far North West. Situated less than 20km from Smithton, this property of 60.48ha has been developed into permanent rye grass pasture to maximise production from its free draining loam soils. Blocks like this are very difficult to find in this area and the pasture production potential of this area is second to none. This block is currently being used as a dairy grazing block, but it is also suited to beef or crop production.
The property has 2 stock water sources, an on farm dam and a bore. The bore is connected to 240 volts and there are water troughs in each paddock fed from a large central tank that feeds a 1.5 inch poly main. The internal subdivision is all excellent electric fencing and the 1.2km forestry frontage has all been wallaby fenced. Necessary drainage has been completed and is double fenced, with culverts installed at gateways where necessary.
Further improvements include an excellent stock yards which is situated adjacent to the Bass Highway and provides easy access to any use. The stock yard is in excellent condition with good yards, undercover crush and easy accessible concrete loading ramp. A 16m x 10m barn, enclosed on 3 sides with roofing iron, provides shed space for machinery or supplement storage. The property also has some gravel roading which allows full year access to all the property. A number of well positioned shelter belts have been grown and maintained and provide quality shelter on the property.
