QUALITY RICHMOND RIVER IRRIGATION PROPERTYThis property is located 22km west of Lismore and 15km east of Casino.
Quality riverbank farm fronting the Richmond River and has been held in the one family for over 100 years. The property had been run as a dairy up until 2007 when it was converted to a mixed farming enterprise and has in recent years been run as a beef backgrounding and fattening enterprise. Soils range from alluvial on the riverbanks to brown clays on the riverflats.
Irrigation capacity is the real strength of this property with a licence of 1,075meg and underground mains servicing 83.4ha of the farm. There are 2 electric irrigation points with 3 travelling irrigators.
The property is within 15min drive to Casino (a town of approx. 11,000 people and has a range of public and private schools, shops and a good range of services). Known as the Beef Capital it has a large regional livestock selling centre and a service kill export abattoir.
Lismore is 20min drive from the property and has a population of approx. 30,000 people. It is the region's major centre with many private and public schools, shopping centres, Southern Cross University and an extensive range of services.
School bus to Casino runs past the front gate. Alternatively the school bus to Lismore is a short 3km away.
The main residence is a comfortable 3 bedroom + sleepout weather board home with 2 reverse cycle air conditioning units servicing the main areas. There is a second smaller but tidy 3 bedroom home on a separate property title.
Paddocks are subdivided and serviced by laneways with the main lanes gravelled for ease of cattle movement and grazing.
The dairy building has a large roof area with large concrete yards. This has been converted to undercover cattle yards with crush and scales. There is a large concrete feed pad attached with feed troughs for supplementary feeding PMR rations.
Redundant 70 sow piggery buildings have been used for calf rearing while dairying.
Large steel 95'x 30' machinery shed houses a large capacity electric milling and mixing system with the adjoining 5 grain silos having in excess of 300T grain storage.
There are 2 built up and gravelled silage mounds suitable for bun or round bale silage storage.
With the high level of quality infrastructure on this property it is well suited to intensive cattle activities. It has an average rainfall of 1200mm and has extensive irrigation. This property has the capacity to grow large volume of high quality pastures and run high stocking rates while achieving good average daily gains. Options could include
• Backgrounding and fattening with supplement assist the property could turn off over 1,000 grass fed backgrounders with a further 300 grain assisted yearlings.
• Accumulation Farm The North Coast is predominantly a cow and calf area with a wide range breeds and sale weights. With the infrastructure that is in place the property is well placed to be an accumulation farm where vealers from weekly cattle sales and direct from other farms could be grouped together by breed and by weight and either reared on farm for a while or shipped to other backgrounding farms. Throughout the year there are large numbers of vealers that are sold under 200kg and they could be grown out for a time on a grain/silage assist diet the shipped closer to a weight of 250kg+.
• Beef Cows and Calves If the desire of the purchaser was to run a less intensive system then a 200cow breeder herd could be run. The highly productive nature of the property would allow a high level of cow numbers to be run and because of the quality of the pastures the vealers would be turned off at 300kg+ and sold directly into backgrounding markets.
• Re-establish as a dairy It would take very little work to re-establish the farm as a dairy. All pipework is still in place excepting the breast and breach rails, second hand machines could be reinstalled and a milk vat purchased. All plumbing and electrical wiring and switches are still in place. Outside the dairy paddocks and laneways are still functional.
