The property consists of a mixture of undulating productive basalt grazing country combined with fertile creek flats which combine to provide a balanced and improved rural holding in a geographical area synonymous with quality holdings.
Situated 22km north of Kyogle in the Grady's Creek catchment the property is only 45km from the Queensland border, 2.5 hrs drive from the Brisbane CBD and only 4km from a general store and 1km to The Risk Public School.
245.26Ha consisting of 9 Freehold titles.
Four-bedroom weatherboard homestead is situated on the southern end of the property. The homestead contains all the features of a home built in the early 1900's. The home has wood fire place, wooden floors a neat and tidy kitchen with separate dining room and a separate bathroom and laundry area. There is an attached two car carport which also serves as a BBQ/entertaining area.
IMPROVEMENTS, YARDS AND FENCING
Located in close proximity to the house is a 4 x bay machinery shed. Timber pole construction with open bays provides plenty of storage room for machinery. The customary dairy buildings which were common in years gone by, provides further storage and even further accommodation such as a manager's cottage or a studio retreat.
Slightly to the west of the house yard is the old piggery building which also has further machinery storage areas as well as hay and grain storage facilities.
The main cattle yards are located on the western boundary with access off Moores Road. The yards also provide a 'dip' facility with an undercover working area, watering points and a loading ramp with easy access.
The property is divided into four main paddocks with approximately five smaller holding paddocks and a cultivation paddock. The fencing is in good condition with fencing either being four or five barb wire strains.
The availability and quality of water is the most impressive feature of this property. To the east and south the property is bordered by Grady's Creek for a length of approximately 3.8km. This creek supplies crystal clear water. The water from this creek is pumped via a three-phase electric pressure pump to troughs throughout the property. There is also access points for livestock at various locations along the creek banks.
There is also a 9.21 mega litre irrigation licence with a combination of underground mains and above ground irrigation system
On the western boundary the property is dissected by Tayling Creek which also provides natural watering holes for livestock. It is only necessary to have one dam on the property and it is located on the high point on the ridge and it is spring fed.
In addition to the tremendous water available on the property the Grady's Creek Valley receives between 1100mm and 1200mm rainfall annually.
COUNTRY AND CARRYING CAPACITY
The property was originally three separate farms with dairying previously being the dominant agricultural industry in the area. Beef cattle grazing is now the main livestock enterprise with between 350 to 400 head of cattle carried on the property. This equates to approximately 200 cows and calves.
The fertile basalt soil has no equal in the area and both natural and improve pastures flourish on the property. There is also a small cultivation paddock which was previously utilised for growing soy beans and oats.
Located on the property are small stands of millable timber which would be suitable for fencing materials or commercial logging (STA)
As stated previously the property is only 22km or a 15-minute drive to Kyogle. Kyogle has a population of 5000 people and possesses services such as hospital, doctors, schools, rural stores and supermarkets. The village of Wiangaree is only 5km away and contains a general store which sells all modern-day necessities. The Risk public school is only 1km away and caters for students from kindergarten to year 6.
For travel further afield train services are available at Kyogle for travelling north or south, flights are available at Lismore, Ballina or Gold Coast airport.
Overall the property is picturesque, unique in size and scale and importantly a productive enterprise capable of sustaining a profitable rural enterprise.
