This property is unique in so many ways. The house could easily be set up for B and B (STCA) or be used as a family home.

Only 4km off the south west Hwy with bitumen Rd frontage. This property is at the top of the Darling Scarp with views out to the coast. 10min from Brunswick and the Australind train service to Perth, 1.5hr drive from Perth metro area and 25min to Bunbury... Easy access to the Forrest Hwy and only 1hr 45min to Perth Airport. Close to the coast, the forest and the Ferguson Valley wine region. This is lifestyle at its best.

With 360m of indoor living space and 140m of undercover outdoor entertaining area, this house has room for everything.

There are 3 bedrooms with ensuites and another bedroom that could easily be used as a study or nursery. There is a large 64 square metre mezzanine that is currently used as the master bedroom but could be a study, studio or whatever your heart desires.

The main living area is flexible, to say the least. It is 16m long x 8m wide so the ultimate in open plan living. There is plenty of room for the pool table and a table tennis table, the largest dining table you could ever need for family entertaining as well as room for the lounge, family room etc. It is open and airy with 6m high feature timber ceilings. The mezzanine (8 x 8m) overlooks the living area.

The master suite comprises of the main bedroom, ensuite, WIR and a second 4 x 4 m room that can be a private study, a nursery, dressing room or private sitting room.

The other 2 bedroom (both with ensuites, built in robes and private access) are away from the main living area and would be ideal for someone who has guests coming to stay or who would like to earn extra money from B and B (STCA) but also for a family situation. All bedrooms and mezzanine have ceiling fans.

But the home doesn't end there.

The entertainers kitchen has a 7 burner gas cooktop with 2 electric ovens. Room for catering for the largest family this kitchen has space for a dishwasher, large fridge and measuring 4m x 6m there is room for an island bench if you want. There is an extra coffee nook that complements the 900mm wide breakfast bar.

A large walk-in pantry, and I mean large at 3m x 4m, is big enough to store all the produce from your own orchard and veggies patch but more about that later. The large laundry finishes off this area with access to the undercover washing line and utility area. There is an extra toilet for guests as well as a large walk-in linen cupboard.

Outside is an entertainers delight with 20m x 4m jarrah decking verandah facing the coastal views to the west. The northern aspect also has 12m x 4m paved verandah under polycarbonate roofing which is lovely in winter. This house has been designed with climate sensitive principles in mind with this clear roofing allowing the winter sun to stream in through the 6m sliding doors in winter but keeps the heat out in summer. The living area is also heated by a wood burning fire which also heats the mezzanine and with your own supply of timber on the property it provides for cheap heating. A further 10m of sliding doors, with thermal efficient glass, lead off the living area to the west. This opens the house up for entertaining and also lets that cool afternoon sea breeze in. The home as double insulation in the roof and has higher than required R rated insulation in the walls. There are also 3 ceiling fans for extra cooling in the living area if needed but we rarely use these.

The gardens are mainly comprised of the orchard with around 40 mixed fruit and nut trees including apples, plums, mangos, avocados, oranges, lemon, lime, kaffir lime, banana, peach, apricot, persimmon, fig, loquat, pomegranate, cherry, grapes, blueberries, strawberries, black currant, raspberry, and even 7 producing pineapple plants and an almond tree. As well the orchard there are 11 raised vegetable beds for all your vegetable needs as well as the kitchen garden just outside the back door with all the fresh herbs you could want. There are also a few natives around to attract birds and wildlife to the garden. There is even a chook shed for your own eggs. The vegetable beds are irrigated from the 240 000L rainwater tank on the house which also supplies all the water to the house. The orchard is irrigated from the 200 000L rainwater tank on the shed. There is also grey water piping in place to reuse water from the house but we have never needed to utilise this. Transfer between the 2 tanks is possible. Both tanks overflow significantly every year and never get below a third full by the end of summer but there would be plenty of overflow to add an additional tank if needed.

The 24m x 12m barn style matching colour bond shed has a concrete floor, lighting, water and plenty of power points for the serious handyman. It has 6 roller doors for vehicle access with the 2 central ones being high enough for a float or boat etc. There is 20’ sea container within the shed for dust proof storage as well as a 6m x 4m lined and insulated hobby room/office. The shed also has 12 solar panels with a 3kw inverter that supply power into the grid to reduce your power bills. Hot water is supplied to the house by an energy efficient heat pump with low energy lighting used throughout the house. This is an extremely low energy house making it that much more appealing to the astute buyer.

The rest of the land is comprised of 20acres of bushland/shade trees and shelterbelts with the remainder divided into 15 paddocks with room for more if needed. All paddocks are serviced by a gravity water system with the bottom paddock which is currently leased to the adjoining farmer being serviced by a spring fed dam. There is a second dam that provides the water for all of the livestock. The majority of the paddocks are fenced with electrobraid horse fencing and are separated with an all weather laneway system for easy access and feeding. This electric fencing is also adequate for our highland cattle including bulls which we use for cross grazing and weed control.

There are 2 round yards, a 6m x 3m tack shed, tie up area and an approx 70m x 30m all weather arena for the horse enthusiasts.

There are some minor aspects of this property that have not been fully completed and this would give you the opportunity add those finishing touches to make it your own. This is reflected in the price. Items can be completed to your specifications by negotiation.
