The main multi-purpose building was constructed in 1993 with 3.6m high rammed earth walls and a 6m high steel roof for Hotham Valley Estate, the second winery in WA to be listed on the stock exchange. It has been extended and remodelled and now covers more than 1100m2 and is divided into 4 main areas. At the southern end, the building houses a restaurant, kitchen, cellar door, toilets and upstairs, a 2 bedroom 2 bathroom apartment with central living area and kitchen. The middle section of the building 30X12m is currently used as an art gallery and barrel room. It also has a store room and office included. At the northern end the 24X12m roof rises to 8 m and is open on two sides and is used as a winery processing area and next to it is a 18X8 m insulated store and a workshop.
Adjacent to the main building is the rammed earth managers/owners residence with verandas on two sides. Heating is through a slow combustion stove and electric floor heating in the living areas. The extremely well insulated house with great thermal properties only requires cooling by ceiling fans. Large upcycled multi pane sash windows give views over the gardens, native bush and the vineyards. There is also a beautiful pool with deck and large cabana.
Further south are two rammed earth self-contained cottages with front verandas. Both have a furnished bedroom/ ensuite, kitchen, fully furnished living/dining area. There is also a deck to the side accessible through French doors. The cottages have reverse cycle ac for heating and cooling. The cottages are approved for short stay accommodation and are rated 4.5 star through star-ratings-australia. The accommodation is listed on booking.com 8.3 points out of 10, Airbnb 5 star out of 5, Agoda and our own website. The accommodation and restaurant also score high on Tripadviser 4.5 points out of 5. The rates are $180 per night and we offer pay for 2 stay 3, occupation rates vary from 20% to 80% per fortnight, depending on the season. Besides the cottages there is also a 2 bedroom apartment (not star rated), that sleeps up to six guests. The accommodation is popular with both guests from the Perth metro area as well as eastern states and overseas tourists.
Further improvements are a 13X8 m general purpose shed, camping ablution block, two dams and two equipped fresh water bores capable of producing apx 4000 ltr/hr (tested over 48 hours). Water storage collected from the main roof is in 4 rainwater tanks totalling 260,000 litres of which 100,000 is stored on top of a hill for gravity fed water. A 20 acre reticulated vineyard was planted in 1987/88 with 8 varieties. The remainder of the property is open grass land, native old growth trees and a 5 acre water wise garden with 4 large ponds connected by streams and waterfalls with places to sit and reflect.
The winemaking part of the business is not for sale as the owners are relocating this. The restaurant and barrel room are currently licenced with a restricted tavern licence allowing for the consumption of wine, beer and cocktails on premises and the sale of wine for take-away. The current restaurant seats 32 and is equipped for that number. The kitchen has a wood-fired pizza oven, electric hotplates, dishwasher, fridge and freezers, there is no deep-fryer.
