The ultimate hinterland lifestyle

There is so much detail to this home that it is like writing a novel, but every bit of it needs to be mentioned to express how spectacular this home is. Every bit of the detail underpinning the value the property has to offer.

The house was built in 2005, taking 12 months to complete. The foundations have been jack hammered into the rock, pillars poured and a 12” suspended slab poured for the upper floor. The main walls are core filled rendered brick, the roof is colour bond. This house will never move!! There are four bedrooms, three bathrooms with extra outdoor shower and a shower in the steam room and garaging for five cars.

The house has a C-Bus computer program which allows many things to be programmed, like the irrigation in the garden, the lighting which includes mood lighting for dining and other great features. The blinds are programmed to lower and rise at selected times, which can be changed at the control centre. There is a security system including cameras with play back on the computer, outside security lights on the four corners of the house. The doors and windows are fully screened with Security Screen like “crim safe”. Smoke alarms are hard wired. There are six telephone outlets and Linksys Wi Fi system. The NBN is available.

A 24 panel 5kw Solar Panel System has been installed.

Quality building materials have been used throughout the house, like the aluminium framework of the doors and windows being of commercial grade. The doors are all keyed the same. All the sheet glass is 10mm hardened glass, the louvers are 6mm hardened glass. Because of the thickness of the glass you rarely hear the wind.

Air conditioning is throughout, using both ducted and split systems running off a master condenser unit located downstairs. There are nine heads in total.
All the light switches go through the C-Bus and have dimmer capabilities by holding the button in. The lights in the powder room, pantry and main walk in robe have PIR sensors as does the entrance and will come on when you enter.

Travertine floors are throughout the entire house except the bedrooms which are carpeted. The ensuite in the main bedroom is travertine including the walls up to the ceiling, the laundry; family bathroom and guest bathroom have travertine floors and tiled walls to the ceiling. Heated towel rails are in all bathrooms.

The Terrace is fully enclosed with lockable gas strutt windows. Blinds are concealed and come down automatically at the programmed time. Magnetic sensors on the windows indicate to the C-Bus if one is open, and then the blinds will not come down. The terrace has a built in BBQ with exhaust extraction out the roof, under bench Liebherr refrigerator, sink and pull out storage.

The Lounge has a fire place imported from France, Cheminees Pailippe, with dual action door opening out or up for a beautiful open fire. The wood box is concealed to the left with a hydraulic basket to deliver the wood from downstairs.

Kitchen: Granite bench tops with two pack cupboards and soft close drawers, glass splash back and pull up power points in the bench. All taps are Grohe. The appliances are Miele, induction hot plates, warming drawer which can be programmed to come on at any required time, coffee machine, large oven (with pyrolitic self cleaning) , combi oven/microwave and steamer. A special knife drawer with magnetic strips conceals the sharp knives; the scales are also in a drawer above the kick action dual rubbish bins. The sinks are deep to avoid splashing, a zipp tap delivering boiling and cold water is also programmable so it is not running all night. The tap over the sink delivers alkalised water from a Jupiter Ironiser. Under the large oven, at floor level, is a kick action lever for the vacuum maid to suck down the floor sweepings. The Liebherr side by side refrigerator has a bio fresh section, a freezer with plumbed in ice maker and conventional fridge. There are two pull out pantries as well as a walk in pantry with a “Robin’s kitchen” utensil hanging wall.

Laundry: Cabinetry is Laminex. Miele washing machine and dryer, raised for ease of use, with a stainless steel tray under both in case of a spill or leak. There is an extra deep drawer on the machine side for dirty laundry and a hanging rail for ironed clothes above it. The roller door conceals the ironing board and the top drawer next to it has the iron which is plugged in below the bench and turned on above the bench, no need to take it all out to iron. There are double stainless steel laundry tubs and plenty of storage cupboards. One of the garages is accessed through the laundry.

The court yard off the laundry has a pull out clothes line and herb garden. Screen doors are all triple locked, with one having a pet door. There is a hose reel and gate from here giving access to the driveway, just in case you want to wash the car or wash the bins out!!

Gallery: Looking up to the ceiling you will see the hanging system for art work, this prevents having to put hooks in the walls; this is in the bedrooms and other places throughout the house, even the pool toilet has one. There is a linen cupboard and a cupboard to store the vacuum maid hose. The step lights are programmed to come on each night and go off in the morning.

Office: An office with built in wooden desk and shelving, drawers under the desk, and two, two drawer filing drawers. A large storage cupboard with a power point in the bottom left hand side. There are two phone lines coming in with internet connection.

Main Bedroom and Ensuite: The three bedrooms upstairs have been wired with duplicate power and light switches on both walls so the bed can be moved to a position that suits **. Upstairs bedrooms have wiring for fans in place, TV points and internet connection. The switch panel on the right side of the bed in the main bedroom has a “panic” button, by pressing this all the lights come on at once!! The block out curtain backing is motorised. The walk in robe has pull down clothes hanging and shoe storage behind the door. The entrance door to the main bedroom has a double lock.

The ensuite with dual showers has a heated floor, (programmable), heated towel rails, concealed cupboards behind the mirrors; the hairdryer is permanently plugged in under the first vanity and a night light. The vanity basins and soft closing toilets are all Villeroy and Boch, double toilet roll holder. The plunge is a Kaldewei with hydrotherapy heated spa and a rinse off shower. The blinds can be programmed or operated manually. The outside shower has dual showers on the post and watering system for the plants.

Studio: Laminex bench tops with shallow drawers underneath, plenty of drawers and cupboard storage as well as a book shelf and display shelf. There are two pin boards, between the bench and overhead cupboards plus the whole wall against the store room. The front half of the studio has under floor heating and there are removable strip doors for the gallery and kitchen entrance for the hot months to keep the air conditioning in or to keep the warmth in during the winter. The store room has built in shelves and a hanging wall.

Powder room: Sensor light, double toilet roll holder.

Family bathroom: Heated towel rails behind the door, dual hand basins (Villeroy and Boch) bath and generous shower. Power points have been installed under the vanity for hair dryers to be left plugged in. There is a linen cupboard outside the bathroom to service this end of the house.

Bedrooms: Both have views with mitred glass windows, plenty of lights and built in wardrobes. Track system for hanging art work in both rooms.

Cellar: Finger print entrance to the cellar which holds 900 bottles of wine. The wiring is in place to install a temperature control system but the current owners haven't found there has been a need for it as it remains at a constant temperature.

Lounge area: This can be used as a media room with surround sound. This is a self-contained area with a concealed laundry housing a Miele stacked washing machine and dryer and laundry tub, the doors can be pushed back into the cupboard. There is a concealed Liebherr under bench refrigerator, sink and storage. An internet point is by the table. Double doors open onto the deck.

Guest Bedroom: This bedroom has an ensuite with double shower, dual hand basins, heated towel rails and a night light, also a walk in robe with luggage protection strips on top of the drawers. Access to the deck through double opening doors.

Control Room: Here we have the entertainment rack, circuit breaker board, C-Bus controls and generator switch over switch.

Guest Garage: Double garage with access from the side of the house making this an independent entrance for guests.

Pool End: Toilet with hand basin, steam room with shower and another store room.
Double Garage and Machinery room:

Neatly tucked away is the workshop, machinery area and garden shed!! The wood for the fire is also stored in here next to the hydraulic hoist. The fish pond filter, and vacuum maid, large Quantum hot water heat pump with a reticulation pump (this runs the hot water in a circuit so that when you turn a tap on the hot water is there instantly, saving water), and the solar panel inverter make up the machinery in here. Double screened aluminium slatted doors give access to outside for all gardening needs. The reason for the slatted doors both ends of this area are for air circulation. The garden beds above this area have all been waterproofed to stop any moisture coming through the brick work or the rock causing a damp or musty smell.

Gym and Pool: In the gym, built in under the stair well is a two person Far Infra-Red Sauna. The pool is heated with a heat pump and has a water feature. The pool is automatic fill, as is the fish pond and water feature by the driveway. The Vergola roof above the pool is rain sensor controlled. On the outside are blinds that can be operated by C-Bus or manually to reduce the early morning sun. The glass bi-fold doors open back to give full access to the deck.

An 11 KVA generator is housed under the deck which has been insulated with panelling to reduce the noise. The generator supplies sufficient power to run the essentials, eg: refrigerator in the kitchen, power points on the kitchen bench, power in the studio and entertainment. The pool heater is under the deck as well.

There are two 10,000 gallon water tanks; these are fitted with a volume fill gauge. In the tank is a horizontal submersible pump which supplies water via a sludge filter, UV steriliser and carbon filters to the house.

The sewerage treatment plant is an Ozzi Kleen and is serviced every 3 months.

The yard has been extensively landscaped to include a running creek, board walk and lighting. The plastic lined dam holds approximately 60,000 gallons of water for the garden. There are two pumps, one for the garden which has seven solenoid stations and one for the artificial creek running down the side of the house. All the ground water is caught and goes to the dam, the roof water goes through leaf catchers into a first flush tank that takes out first flush water, and the balance goes into the tank. When the tanks are full the overflow goes to the dam and when the dam is full it goes over the spillway and under the road down the gully.

Bordering the property on the southern side is Crown Land.
