The property supplies fruit to the highly regarded McHenry Hohnen label with on-going fruit contracts available. This property had previous approval to be subdivided into a three lot subdivision which may be reinstated. This farm gives a buyer various land options and potential real estate growth. Great location - great property!
The farm is situated on the tree lined West Calgardup Road, Forest Grove and is approximately five kilometres from Witchcliffe and is situated in the Margaret River Shire just off Caves Road, Forest Grove.
An older style timber and iron cottage homestead has been restored in 1980 and recently refurbished and comprises four bedrooms, lounge/dining and adjoining kitchen and a large north facing verandah.
The workshop machinery shed is 298sqm and is constructed with iron roof and steel frame. Adjoining the shed is a vineyard and accommodation totalling 86sqm plus verandah of 41sqm. The accommodation has a kitchen and living area. A small 55sqm three sided two bay machinery shed is nearby.
The water and the two adjoining dams are a feature. A winter creek dissects the farm. Other potential dam sits may be achievable in the northern part of the property.
Rainwater tanks service the homestead and accommodation sheds.
A small irrigated olive grove has approximately 300 olive trees planted in 1999.
In December 2013, the WAPC approved a three lot subdivision of the property subject to conditions. The previous approval created two 40 hectare lots and one 21 hectare bush lot. Approximately 40 hectares of the farm to the north has some pristine bush suitable for lifestyle living. The approval has since expired however could be reinstated if required (subject to approval).
The original plantings were undertaken in 1995 with the balance in the years up till 1998.
The plantings are in rows three metres apart with vine spacings approximately 1.6 metres. The Vineyard is fully irrigated but due to its age and quality requires little water. The sellers are keen to secure the fruit of the vineyard on a long term contract depending on a buyers requirements.
With various options and income producing this may suit the investor or simply a lifestyle buyer. The seller is prepared to consider all options in relation to a sale.
